The Environmental Impact Assessment (EIA) aims to provide a review of all the known or potential archaeological sites or features within the development area. It will underline any impact on features deriving from the planned development and introduce mitigation measures necessary to protect the heritage present in the area. The study will form the basis of the planning application and so it is an essential document for developers, planners and curators.

A Zonal Environmental Assessment (ZEA) focuses on a specified zone, while a Regional Environmental Assessment (REA) assessment covers a wider region. A  Preliminary Environmental Impact (PEI) is used when more information is needed before final decisions regarding a development can be made.
